How we know

Our own bank told us — 29 Sep 19:21

₹56,060 · from GPAY-BIZ

“₹56,060.00 received from Aman S at 7:21 PM The amount will settle in your bank account via NEFT.”

Matched by: AMOUNT ALONE — a little under our ask, inside our buffer · Google's alert; the NEFT has settled

By law ₹56,050. We ask ₹56,060 (rounded up to ₹10 — our rule).

why?

The NOI team's calculator rounds every percentage row UP to the next ₹10 with a ₹5 buffer, so a challan can never be a rupee short at the SRO counter. The exact figures stay recorded for the cross-check.

Kind of case — the amount follows this

0.3% only / top-up: the branch asks for the 0.3% challan alone (a top-up, or a stand-alone 0.3% challan) — the stamp duty and ₹100, nothing is filed. Change this and the amount re-works itself.

Who paid the challan

The ask carries the stamp duty and registration fee we will pay on GRAS. If their own vendor already paid the challans, switch this — the ask re-works to our fee alone.

Waiting on the branch

Outstanding: Sanction Letter, Applicant's Aadhaar Card, Applicant's PAN Card, Payment Screenshot with UTR. EzDocs has asked — nothing to do here unless you want to phone the branch.

Where this case stands — the whole trailread by EzDocs as one conversation

The branch has asked for payment details for the NOI. The team needs to provide the fee quote.

the history says the next move is with the NOI team — the fee quote

the branch last asked: Please share payment details for NOI payment and chargers

read over 1 mail(s), last mail 2026-09-28 · read 17d ago · what EzDocs says informs the page; the step moves by the papers and the checked facts

Do things the NOI team's work on a case, in order — come here when the Next step above points here: upload the paid challan, mark it Filed, share the e-filing copy, take the bank's approval, or fix a detail

1Pay the challan on GRAS, then upload it here

Pay on GRAS — the NOI Co-pilot box there fills the form from the case number, and the full walkthrough with the exact figures appears at the top of this page the moment everything is clear (documents in, money verified). EzDocs reads the GRN off the uploaded PDF, re-checks every figure and name, and writes the bank mail. (If the direct page complains, start at gras.mahakosh.gov.in and click through.) The challan, as it will be typed — the GRAS form with the papers beside it; correct a box there when a paper says otherwise.

2File the NOI on the IGR site, then tell the branch

then switch to the e-filing tab you are already logged into — the next page there fills by itself. One e-filing tab only: the portal keeps one session per login, so a second tab (or the front page again) logs the first out. Not logged in yet today? open the portal (its front page logs you in afresh — and logs out any other e-filing tab).
The NOI Co-pilot creates the token from the Date of Mortgage, opens each page in the portal's own order and fills it, checked by EzDocs. Press this the moment you submit — the branch hears the NOI team's own words: “filed on the IGR site, once deface we will share with you”.

3Send the downloaded e-filing copy

When the eFilingDoc… PDF is in hand — the token is read from the file and the branch mail is written. The DHC's PRN is read off the same copy.

DHC PRN — not on the case yet: it is read off the filed e-filing copy, or type it from the DHC receipt

4Bank approval snip (Sammaan & Hinduja only)

These two banks approve the draft filing before submission — share the screenshot, they approve with one click, no mail round-trips.

No snip shared yet. Upload the draft e-filing screenshot below — the bank gets a one-click approval link instead of an email round-trip.

Uploading composes the approval mail to the bank (held on Draft mails until a person presses Send). Re-uploading replaces the snip and re-opens the decision on the SAME link.

Where did you see the money? One tap is the same record, in your name:

Usually Aradhana Mam's press — after seeing the credit with her own eyes (bank SMS or statement). The case then moves towards the challan on its own.

Undo a verification — for a wrong press; it goes on the record and the case is re-thought at once

Advanced — move the case by hand (ask Abhijit first)

Normally the case moves itself when documents and money arrive — this override is for the rare day it is stuck wrong.

how it will look to the branch

Dear Team,

With reference to the captioned case (LAN: 77000352648), the following is pending from your end:

Sanction Letter — not received yet
Applicant's Aadhaar Card — not received yet
Applicant's PAN Card — not received yet
Payment Screenshot with UTR — not received yet

These are needed for the GRAS challan; the challan is what your disbursement waits on, so it helps to send them together.

Kindly share the above on this same email thread. The NOI filing timeline (30 days from the date of mortgage) applies, so early documents help us protect it.
