As per my discussion with Adv. Rashmi Singh, an additional NOI can be created with the correct address as per agreement.
Kindly get in tiuch with them for filing of the same.
Please note that both habitable floor and actual floor i.e. Flat No. 1502 on 11 th habitable floor and 15 th actual floor to be stated the NOI.
By doing this, we can create perfect charge over the collateral property and further avoid ambiguity and risk of double funding.

However, as pe technical, Flat No. 1502, 15th Floor, B Wing, ,Hubtown Premiere Residences, Jp Road, Versova, Cts No. 833 Part Of Village Ambivali, Andheri West, District- Mumbai, 400053
The building floor nomenclature is Basement + Ground + 3 Podium Floors + 5th to 25th Floors.
Accordingly, the 5th floor is the 1st habitable residential floor. Hence, the 15th floor is the 11th habitable residential floor, as per the developer’s nomenclature.
Legal team had given an opinion that the habitable floor and actual floor details (15th and 11th floor) should be stated in the NOI index II. However, NOI has already been executed.
NOI vendor i.e. Ezdocs had raised the concern with respect to confirmation of the floor. Internal team had confirmed to consider the address as per technical report. This was not highlighted at the time of execution of NOI.
