• DO NOT SAVE — Borrowers fathers names differ: Shareef's PAN card says Father's Name: MUKHTAR RASUL SHAIKH; Navaj's PAN card says Father's Name: MUKHTAR GULAM SHAIKH. The sanction letter says 'both brother should be property owner', but their PAN cards list different fathers' names (Rasul vs Gulam). This indicates either a mistake on the cards or that they are not full brothers, which must be clarified for the mortgagor identity. Ask the branch to verify the correct names of both mortgagors and their father, and provide correct PAN cards if there is a mistake.
• DO NOT SAVE — Original MOTD missing: our case file says no MOTD is attached. There is no Memorandum of Deposit of Title Deeds (MOTD) on the file. We cannot determine the correct date of mortgage without this document. Request the branch to provide the registered MOTD or a signed declaration of deposit to confirm the date of mortgage.
• DO NOT SAVE — Index II of purchase missing: our case file says no Index II or registered Sale Deed is on file. We only have a draft sale deed and an old 1997 sale deed of the seller.
